Residential Property Manager
Salary range £25-32k + 28 days holiday PLUS 8 days bank holiday
Horsforth, Leeds office based - free car parking – full driving licence/own car essential
9am – 5pm Monday to Friday
12 months Maternity Cover from April 2023

A Commercial and Residential Property Management company based in Horsforth, Leeds, recruiting for an experienced Residential Property Manager to join the family run team. You will have the ability and experience to focus on high standards and deliver results.
Our client manages a portfolio of 100+ properties, in excess of 300 tenants, including national and independent tenants, primarily located in market towns across Yorkshire.
This is a varied role that focusses on residential clients with an opportunity to be involved in commercial management and residential conversions. This is a smaller organisation giving you have the benefit of being involved in the process from start to finish.
Duties include:
Full process relating to property management including: liaising with agents and agreeing lets, protecting deposits with the DPS, preparing and sending introduction letters, standing orders.Using the in house system “Decorus” to set up tenancies.Manage day to day tenant queries.Liaise with lawyers regarding tenancy matters (including arrears, evictions)Managing the end of tenancy procedure including: instructing letting agents, responding to tenants notice and advising on next steps, arranging final inspections, returning agreed deposits.General property management and health and safety including gas and electrical safety, venting, smoke alarms, fire alarms, disputes.Dealing with renewals and ensuring legal compliance is observed.Assisting maintenance team in liaising with contractors and tenants and issue/receipt of keys.Assisting with tenant maintenance and property inspections at peak times.Assisting Asset Manager with developments and conversionsAssisting the accounts department regarding rent arrears, ensuring the tenants payments are made promptly, data input and banking.General Administration including dealing with post, filing, telephone enquiries and preparation of letters and reports when required.
The ideal candidate will have the following skills and experience:
Relevant experience in residential property managementUnderstand the legal documentation required to be served, at what time and the legalities associated with this.Fully conversant with MS Office and ideally experience of property related software. Currently using Decorus, in the process of transitioning to new software.Flexible approach and be able to work well within a team environment (you will work closely with the maintenance team, accounts support and other members of staff)Confident personality and the ability to deal with difficult situations that sometimes occur relating to tenants.Excellent attention to detail.Ability to work under pressure.Excellent organisation skills and ability to work on their own initiative.Well presented; acting as an ambassador for the business at all times.Enjoy working with software and work with the business to use “Landlord Manager” to its full extentFull driving licence with access to a fully insured car – business mileage paid.
