What you ll be working on DEVELOPMENT MANAGEMENT & COMPLIANCE Overall management of the safe compliance and administration of our flagship development in Salisbury (Chapters) maintaining statutory conformity under current legislation and regulations. Drive a customer centric culture, ensuring building compliance and customer offerings, delivered to agreed SLAs and delivering KPIs. Achieve brilliant fundamentals in compliance, standards, and customer service from which to build, grow and develop a culture of continual improvement . Developing effective and efficient standards of operating including continuous improvement to encourage the cultural approach required to deliver exceptional operating standards. Certifying all compliances are achieved in accordance with current statutory regulations, ACOP s, O&Ms in agreed timelines, recording all actions, reporting all identified defects & remedial, including although not limited to: Communal heating & cooling systems in accordance with Gas Safety (Installation and Use) Regulations 1998 as amended Approved Code of Practice and guidance. Residential HIU performance and servicing Legionella Risk Assessments & monitoring identified risks throughout the portfolio, providing technical interpretation in accordance: ACOP L8 (Fourth edition) 2013/HSG 274 parts 1-3- & associated current statutory regulations. Underfloor Heating communal & residential Emergency audible and visual systems and associated assets: fire doors, emergency lighting & portable appliances as detailed in Regulatory Reform (Fire Safety) Order 2005 (as amended) Inspection and maintenance of automated access power-controlled doors, gates & barriers primarily for vehicle access in accordance with BS EN 12453:2017 & BS EN 12604:2017 Inspection and maintenance of communal pedestrian doors in accordance with BS EN 16005:2012 Along with support from your deputy manager complete all contractor site inductions, review RAMS prior to work commencing, challenging unfamiliar visitors or strangers on site. Develop and promote the competence of colleagues, in particular your deputy, providing performance reports and guidance on continual improvement. Report all reactive repairs to central CAFM portal, monitor KPI s and SLA s Responsible for all H&S compliance throughout development, monitoring and mitigating identified risks and hazards. Develop a programme of review to maintain expected standards of cleaning throughout the development, maintaining all areas to an agreed specification and condition both internal and external as well as developing a culture of improvement. Instruct the collection of data for all monthly landlord and homeowner utility meter readings and send to accounts department. Inspect and monitor condition of all void or vacant dwellings, actioning any areas requiring remedial or intervention support. Raise any necessary Purchase Orders as required and in conjunction with CAFM admin and contract manager Provide weekly compliance reports and remedial instructions undertaken as necessary, including updated actions regarding current FRA s and L8RA s.
