Our client is a leading estate agency that has been handling all types of residential property throughout Shropshire and the surrounding areas for over 20 years. Their experienced and dedicated team of professionals strives to provide exceptional customer service to their clients, whether they are buying, selling, or renting properties.
About the role:
As Property Manager, you will work in a supportive and professional environment and manage a portfolio of approximately 150 properties while providing first-class customer service to landlords, tenants, and contractors.
You do not necessarily need to have experience in Property Management but a strong interest and a willingness to learn is required. If you have dealt with people in difficult situations and can remain calm in any circumstances, our client wants to hear from you.
Key responsibilities:
Work as part of a team to manage a portfolio of approximately 150 properties
Exceed expectations of landlords, tenants, and contractors to attract new clients
Conduct timely property visits, provide visit reports with supporting photos, and advise clients on required work
Source and coordinate maintenance contractors
Ensure timely pliant gas and electrical checks and coordinate any necessary remedial work
munication between landlords and tenants
Provide professional advice to landlords on pliance and maintenance, accurately recording information on their system
Handle check-outs, returns of deposits, and disputes
Liaise with accounts team regarding rent arrears and credit control
pliant notices and collect relevant evidence
Manage the renewal process, negotiating fully managed tenancies, and re-advertising if necessary
Assist and manage utility switches through their system
Skills and experience required:
Own car and full UK driving licence
ARLA qualified to at least level 3 or happy to work towards
Professional written and munication skills
Able to work on own initiative, as well as part of a team
Flexible, adaptable nature with the ability to work under pressure, in a calm manner
Excellent IT knowledge with experience of using Microsoft Office packages – experience of using ALTO would be an advantage but not essential
