The area
This luxuriously renovated apartment is located in the Lycabettus Hill area, central Athens. Lycabettus borders Kolonaki, one of the most exclusive neighbourhoods in the country.
The building
The apartment is located on the top (4th) floor of a small residential complex comprising of eight apartments in total. Seven out of these apartments have been fully renovated in the past three years by their owners. The building itself has also been renovated, with a brand new lift installed in late 2022 (that reaches the 3d floor), and fully renovated interior communal spaces.
The apartment

Every single item, from the entrance door to all furniture, room dividers, kitchen worktops, office table and cabinets, has been constructed by the same team of craft carpenters, who have designed these to perfectly fit the apartment’s space. At the same time, the apartment’s entire floor space (indoor and outdoor) is covered by the same high-end granite-based mortar, which derives from a centuries-old traditional technique used in the Greek countryside and the country’s famous islands. All switches and outlets are specifically tailored for small spaces as well.
The apartment comprises of:
- Custom-made “dutch door” entrance door that splits horizontally for maximum ventilation, with double high security locks that use a single key for maximum ease of use. Entrance hall with custom-made shoe rack, cupboard, hoover storage space and a double-glazed window with magnificent sea views;
- Bed area, with an elevated bed platform that allows for plenty of storage below; a high-end double mattress and topping custom-made for the apartment by the Athenian Tailorbed company using natural materials; custom-made wall light fittings and a pull-out table, built in wall shelves and bookcases, hidden magnets behind the wooden wall for easily hanging posters, and a concealed high-class 18,000 BTU LG air-conditioning unit that easily caters for the house’s heating and cooling needs throughout all seasons;
- Kitchen area, with two custom-made kitchen worktops featuring a bin cut out, a high-end Schock black sink, an integrated timer on one of the outlets, push-open drawers with plenty of storage, an induction hob and a high-end Gorenje soft-close built-in oven. The kitchen is divided from the living room area by a custom electrically controlled guillotine-style wide view window.
- A fully functional bathroom with uninterrupted sea views and a hand-made washing basin, a luxury black toilet, customised joinery for towel and toothbrush/toothpast storage, bathroom mirror with hidden storage, a full-sized shower and a top-loading washing machine. The bathroom is clad in a joyful and luxurious granite-based mortar that is patented for use in swimming pools, due to its waterproof and non-skidding quality.
- A living room space that is built in an semi-outdoor extension, with an electrical reclining pergola. The space is divided from the rest of the apartment with double-glazed sliding door to separate the space when needed (eg with extra guests visiting). The living room features a custom-made sofa with plenty of storage, that can convert to a second double bed; a cleverly foldable office table that retracts into the wall; four custom-made chairs that hang on the wall when not in use; a high-end power track for all office needs that eliminates the use of cables.
- A three-panel double-glazed sliding door opens up to the outside balcony, exclusive to the apartment, which features the same breath-taking views enjoyed throughout; in-wall outdoor lightning, an outdoor power outlet and an electric water boiler providing rapidly heated water to the apartment all year round.
- Exclusive use of the entire top terrace area, measuring a total of approximately 50 sq. m. and enjoying fantastic views to the sea, Lycabettus hill and the North of Athens mountains. It is hard to get more of a panoramic view than this! The top terrace is accessible with a mobile ladder, and the new owner will have the option to build a permanent staircase for access, if they so wish.
- The apartment also has same-level access to the building’s communal terrace, with fantastic views across the North of Athens. Being the only property at the same level with the communal terrace, this practically means that the apartment’s owner enjoys near-exclusive use this terrace as well.

The golden visa
The apartment is valued at 250,000 euros, which is still the minimum threshold for the new owner and their family to apply for a so-called ‘golden visa’: a five-year residential permit that is valid across Europe’s Schengen region. Changes in Greek state regulations mean that the 250,000 euro threshold is valid until the end of 2023, after which the threshold for Athens will double. This means that if the new owner is interested in the golden visa, they will have to sign a pre-agreement for the sale by April 2023, and complete the full purchase of the apartment by the end of 2023.
