I have a furnished double bedroom for rent within a recently renovated property in Horfield (this house is within Bristol Northwest voting area). Sharing with three others.

Room is available from 27th March.

The house includes a very large open plan kitchen and lounge with a bifold door into the garden.

Kitchen facilities are all recently new and includes a very good branded induction hob & steam oven (for those who like to bake), similar with the dish washer and washing machine (good brands, loads of settings) and an extra wide fridge/freezer. There is plenty of kitchen space including own cupboards drawers. The lounge has a wood burner for winter use.

The house includes a large garden. The garden is in the middle of an ongoing project and there will be space next spring for growing vegetables within 4-5 large raised beds.

I do have a long hair cat who is only allowed within the open kitchen/lounge. However, cat hair is still unavoidable so the house is not for those with cat allergies or who are put off by the odd cat hair, but more for those who appreciate animal company.

There is driveway parking for two cars and there is plenty of street parking.

Further details:-
1. Rent is £465 PCM plus bills (£97.50); so £562.50 inclusive of all bills. Bills are reviewed in April or in respect of electricity/gas during winter usage or after energy cap changes (for equal fairness, any Government funding to tackle rising energy costs is always factored into bills)
2. Deposit is £562.50 in advance.
3. Cleaning of communal areas is included within the rent, and washing up is pretty much all done via the dish washer.
4. Household cleaning products, toilet rolls, communal bathroom products (soap etc), kitchen dish cloths / drying towels, dish washer tablets etc. are included within the rent.
5. Non-smokers only.
6. Recycling is a must.
7. This is a professional house share (8am-6pm Monday-to-Friday working patterns). In view of this, the house kicks into life around 6:30am mid-week, so it is suited to non-night owl persons who are looking for a calm clean house without middle of the night mid-week sleep disruption.
8. No couples (sorry!).
9. Looking for a clean & tidy person who will look after the room (and house)

Preferences:-
1. Age range 25+ due to different lifestyles (this isn't a party house!).
2. It would be great to meet other vegan's / veggies, but it is not a requirement.

A brief bit about me (I am the private live-in landlord who lives here). I am a professional. Vegan. I like hiking (member of a local hiking group), camping (soon to be trying out wild camping), board/card-games, video games, keeping fit, bouldering, mountain biking, Yoga, DIY, films and binge-watching decent Netflix/TV series. I am currently learning German as a second language (German is hard!). Environmentally conscious. Definitely a liberal/lefty in terms of politics.

I share with thee others; someone who works for Soil Association (veggie), an engineer (veggie) and another engineer (not a vegan/veggie, but does not eat much meat), all with casual interests in outdoor sports (hiking/climbing/surfing). The non-veggie is moving out (hence the add).

There is no pressure to be social; the way I view it, 'live as per how you feel comfortable'. I am fine with both very social people and people who like to keep to themselves.
